Oceanfront vs. ocean-view vs. walk-to-beach
Oceanfront
Lot line at the sand or bluff edge; no structure between you and the Pacific. Coronado Shores, Del Mar's Beach Colony, La Jolla Shores, Mission/Pacific Beach boardwalk, Oceanside's Strand, Cardiff's Restaurant Row bluffs.
Highest premium, highest exposure: bluff erosion, sea-level-rise flood zones, coastal-commission permitting, and salt-air maintenance.
Ocean-view
Sightline to the water from a hillside, mesa, or bluff-top street. Bird Rock, Muirlands, Del Mar Heights, Leucadia's west side, Carlsbad's Olde Carlsbad and Aviara ridges, Fire Mountain in Oceanside.
Premiums depend on whitewater vs. peek views; verify view protection — San Diego County has no general view-easement rights.
Walk-to-beach
Within roughly a half mile / 10-minute walk of sand without a view. South O, Cardiff's Composer District, Encinitas' Old Encinitas, Carlsbad Village, Coronado's Village east of Orange Ave.
The broadest band and often the best lifestyle-per-dollar; watch coastal-zone STR rules and parking overlays.

Coastal bluffs & erosion — read this before a bluff-top offer
Del Mar: the bluffs between 4th St and the racetrack are among the most actively eroding in Southern California; the LOSSAN rail line on top of them is slated for realignment, and the city's sea-level-rise adaptation plan affects what can be rebuilt. Encinitas / Leucadia: Beacon's, Grandview, and Stone Steps have had fatal bluff collapses; seawall permits are restricted under the Coastal Act. Solana Beach and Carlsbad bluffs carry similar geotechnical requirements. For any bluff-top property, budget a geotechnical report in escrow, read the existing seawall/permit file, and ask the insurer about coverage — standard policies exclude earth movement.

Short-term-rental rules by city
Short-Term Residential Occupancy (STRO) ordinance: license tiers 1–4; whole-home rentals (Tier 3) capped at about 1% of housing units citywide with a separate cap for Mission Beach (Tier 4); host license and TOT required.
